Frequently asked
questions
We've gathered what people most often ask before buying property in Vietnam. Can't find an answer? Drop us a line and we'll help.
Yes. Foreigners may own apartments in new developments accredited for overseas buyers. Ownership is held as long-term leasehold for up to 50 years, with the option to extend. A quota applies: no more than 30% of the apartments in a building can be owned by non-residents.
Yes, most of our clients buy remotely. We run video tours, send documents, our lawyer reviews the contract, and signing and payment happen online. You can always fly in for a viewing if you prefer.
Usually 2 to 6 weeks, depending on the property and the form of payment. At the start we put together a clear plan with timelines for each stage.
Payments are made through legal channels in compliance with currency controls, in dollars or dong. We'll suggest working transfer routes and help you open an account. You can estimate your payment in the yield calculator.
Many developers offer interest-free instalments during construction. Mortgage programmes from partner banks are also available to non-residents — the terms depend on the property.
On average 6–9% net per year, depending on the city, the property and occupancy. We calculate returns in advance, factoring in costs and vacancy — no inflated percentages.
Yes. We take your purchased property under management: we find tenants, handle reporting and monitor occupancy. This is a separate service you can add after the deal.
Buying on its own does not grant automatic residency, but owning property makes obtaining long-stay visas and staying in the country easier. We will suggest workable grounds for your situation.
We check the track record of completed projects, land ownership, the building permit, escrow accounts and the real pace of construction. We only recommend a property once it has passed our checklist.
Our team includes a deals lawyer who reviews the documents and the contract and handles ownership registration. With them, the deal goes through without legal surprises.
Property search and support for the buyer are generally free — we work on the developer's commission. Separate services (rental management, legal tasks) are agreed individually.
Property search and yield calculation, developer and contract checks, booking, payment and registration support, key handover and, if you wish, rental management.
